Homeowners
Occasionally, homeowners need the advice and the expertise of an appraiser, rather than a Realtor.
They may want an objective third party review of the value of their home, without the subjective interest associated with someone selling the property. We can and do provide that object professional advice. We can also assist and have been very successful in advocating for a property tax reduction for property owners, as real estate consultants.
One of the most overlooked areas that a homeowner should consult with a real estate appraiser with is when considering adding to a property, through construction of an addition or expensive improvement. Through the years, we have seen time and again a lack of understanding by a homeowner that the cost to build does not add equal market value to the property. It bodes well for the homeowner to know in advance whether the cost to build is equal to more or less in the market. “Cost does not equal value”.
Accountants
Accountants and financial advisers seek appraisal services for their clients for various reasons. Estate planning is often the most sought after reason for wanting a real estate appraisal. With the population median age moving up, accountants assist their clients in recommending ways to protect their accumulated wealth so they can pass it on as a legacy to their children and heirs. Establishing the value of a real estate property as of the date of death of a loved one is also important to after life financial circumstances. We know the “ins and outs” of the appraisal business as it relates to estates, as well as other life circumstances, including divorce asset distribution, tax planning, IRS and State income tax purposes are among a few.
